NOTICE OF PUBLIC HEARING The Missoula County Board of County Commissioners will be conducting public hearings on the following: New Information Hearing – McCauley Meadows Subdivision New information was presented at the November 5, 2020 hearing for McCauley Meadows Subdivision, and discussed at subsequent public hearings on December 10, 2020 and January 14, 2021. The information was a proposal to mitigate impacts to the natural environment, wildlife, and wildlife habitat. The applicant has requested additional time to address responses to the new information. That information is available through the website. McCauley Meadows Subdivision (continued from November 5, 2020, December 10, 2020 and January 14, 2021) Tai Tam, LLC, represented by Professional Consultants, Inc., is requesting approval of a 14-lot subdivision on 28.3-acres addressed at 3100 Humble Road, Missoula, MT 59804, between Humble Road and Ringo Drive (see map). The property is zoned Target Range – West End Rural Zoning District and is designated as Residential in the Target Range Neighborhood Plan (2010), which recommends 1 dwelling per acre, and Rural Residential and Small Agriculture in the Missoula Area Land Use Element (2019), which recommends an intensity range from 1 to 2 dwellings per acre. Both are amendments to the Missoula County Growth Policy (2016). There is currently an existing residence on the property which will remain on one of the proposed new lots. The proposed lots are intended for single-family residences, with lot sizes ranging between 1 acre to 3 acres. The overall density of the proposed subdivision is one dwelling unit per 2.02 acres and includes a proposed 3.5-acre Common Area.
